Arden Park offers flexible lease terms ranging from 6 to 15 months, with renewal options available, including month-to-month leasing options based on availability. 

Applicants for our Westerville apartments are required to provide proof of income equal to at least three times the monthly rent, maintain qualifying credit history, and have a positive rental background with no prior evictions or outstanding balances owed to previous landlords. 

Yes. Residents are required to maintain renter’s insurance coverage. Arden Park offers coverage through FOXEN Insurance, or residents may provide proof of a qualifying third-party renter’s insurance policy. 

Applications for Arden Park apartments can be completed entirely online through the community website or directly through a personalized quote provided by the leasing office. A $50 application fee and a $250 administrative fee are due at the time of application. 

Yes. Additional monthly fees include valet trash service at $35 per month and pest control service at $8 per month. Contact the leasing office for a complete list of current fees. 

Yes! Arden Park is a pet-friendly apartment community in Westerville, OH welcoming up to two pets per apartment home. A non-refundable $300 pet fee is required per pet, with a maximum weight limit of 70 lbs per pet. Breed restrictions apply, including mixed breeds containing restricted breeds. Service animals are welcome and exempt from pet fees, breed restrictions, and weight limitations in accordance with applicable laws. 

Yes. Parking is available for residents and guests at Arden Park on a first-come, first-served basis.

Residents can conveniently submit maintenance requests through the online resident portal or by contacting the leasing office directly during business hours. 

Arden Park provides 24-hour emergency maintenance services for urgent issues affecting resident safety or essential home functions. Residents should contact the leasing office and select the emergency maintenance option after hours to leave a message for the on-call technician. 

Maintenance emergencies may include: 

• No heat when outdoor temperatures fall below 55 degrees  

• No air conditioning when outdoor temperatures exceed 80 degrees  

• Loss of hot or cold water  

• Overflowing or clogged toilet if only one toilet is available  

• Sewer backups  

• Major water leaks or broken pipes  

• Refrigerator malfunction  

• Electrical outages impacting essential systems  

• Fire, fire alarms, or security alarm issues  

• Roof leaks or structural failures  

• Damaged entry doors, gates, or windows affecting security  

• Elevator emergencies involving occupant safety

Before moving into your Arden Park apartment, residents must complete all move-in payments, activate required utility services, and sign all lease documents and welcome materials provided by the leasing office. 

Arden Park requires a 60-day written notice prior to move-out. Residents should ensure utilities are disconnected at the end of the lease term, provide a forwarding address for deposit processing, and return all keys to the leasing office or designated drop box on move-out day. 

Residents can pay rent online through the Arden Park resident portal using the email address and password created during the application process. Residents needing portal access assistance can contact the leasing office for enrollment support.
